The owners of a four-lot housing development on Coronation Avenue are proposing to build a six-story condominium complex.
The 60-unit condo building is offered at 608, 618, 624 and 632 Coronation between St-Paul and Richter streets.
In order to facilitate development, council should rezone the four single-family lots to the C7 designation, which would allow for the floor area ratio and building height required.
According to plans provided to City Hall by Bluegreen Architecture, the development would include bachelor, one- and two-bedroom units priced “equivalent to market demands.”
They suggest the building will be geared more towards one-bedroom units, students at the nearby future UBCO campus “a strong demographic for the area.”
The project is located on the southern edge of the north end which is undergoing a significant transition from single family to medium density with commerce.
Plans indicate that the top five floors will be of wood-frame construction, sitting on a double-level, partially buried concrete parking structure screened behind townhouses and a ground-level entrance hall.
Vehicle access would be through the rear lane.
Planning staff will review the application before sending it to council for approval.
