One-story New York condominium overlooking Central Park gears up for February 19® luxury auction
The owners have retained Platinum Luxury Auctions, a Miami– auction house specializing in the non-afflicted, luxury auction® sale of multi-million dollar properties, to exclusively manage the transaction. Platinum is also a license new York real estate brokerage.
As high priced home auctions have become more frequent in recent years, the novelty of such a selling approach for this particular caliber of New York City real estate has recently attracted the attention of both the the Wall Street newspaper and Forbes. The motivations behind the sale are nothing more than the status quo, however, according to the vice president of Platinum, David Enriquez. “The selling family has a substantial real estate portfolio, some of which have started to be sold in the normal course of executing their various estate plans. Speeding up and securing the sale of this property through the luxury auction is only part of this larger process.
Enriquez added that Platinum had been in discussions with the sellers about the possible auction of the condo for more than 18 months. “Years ago we held a luxury auction outside of new York for another property owned by a family member, and this success planted the seed for their auction review in Manhattan,” he added.
As COVID continues to change the outlook on life in major cities, the auction company said the virus has not been a major part of conversations with interested buyers to date. “There are relatively few” COVID-centric “comments. Buyers instead work on their standard” pro and contra “property valuation when considering a purchase,” noted Trayor Lesnock, founder and chairman of Platinum. Lesnock speculated that this was in part due to the nature of the property and the type of buyers it attracts. “This condominium lives like a private home. The one-unit-per-floor design of the building and its incredible location with access to Central Park create a lifestyle that contrasts starkly with that offered by so many newer ‘superstores’. luxury buildings in the city today, ”he added.
Admittedly, the property is one of ten condominium units in an ultra-exclusive development located at 5e Avenue on the Upper East Side Lenox Hill district. The building’s nine lower residences each occupy a full floor, while the penthouse is a two-level duplex.
The luxury auction condominium occupies the 10e floor, just below the penthouse. Its 4,500 sq. Ft. Interior includes 3 bedrooms, 3 full bathrooms and a half, in addition to a beautiful library, two wood-burning fireplaces and a spectacular large room 46 feet wide. This vast living space faces 5e Avenue, and is surrounded by a set of windows offering a direct panoramic view of Central Park.
The condominium consists of an independent studio located on the first floor of the building. Ideal for guests or staff, the 300 square foot unit features a full bathroom, kitchenette, and living / sleeping area. An additional storage unit on the lower level of the building also accompanies the sale.
The building’s amenities include full-time doormen, residence management, security, a fitness center, elevators for residents and services, central air conditioning and a back-up generator.
The property’s final previews will take place today, February 18, on appointment. In order to participate in the auction, potential bidders must also register with Platinum within 5 p.m. ET today.
