Inside 96+Broadway, New York’s Newest Luxury Condominium – Robb Report

New condos in a much-anticipated tower on Manhattan’s Upper West Side have just hit the market.

23 stories tall, 96+Broadway kicked off sales of 131 lavish residences on Monday. Located at 250 West 96th Street between Riverside Park and Central Park, this chic, family-friendly building offers one- to five-bedroom apartments starting at $1.3 million. It is also home to three penthouses ranging from 2,141 to 4,300 square feet. The biggest has already sold, of course.

The chic condominium is the brainchild of investor and developer Van Nguyen of JVP Management. Nguyen lived in the area for more than a decade before acquiring a lot from development company Extell in 2019 and starting work on 96+ Broadway.

“In taking on this project, we saw a truly unique opportunity to help define an important corner of the Upper West Side,” Nguyen said in a statement. “Guided by the experience of living in New York, we wanted to develop a building that meets the needs of future residents while adding to and enhancing the rich history and environment of the neighborhood.”

Leeding Builders Group began construction in 2020, with help from renowned engineering firm WSP Central Park Tower. It was certainly a difficult build due to the construction freeze put in place amid the pandemic.

“We put in incredible effort from the development team, our build partners, all the contractors who worked on this project – it was heroic,” Nguyen said. Robb Report through Zoom.

Nguyen also tapped Danish designer Thomas Juul-Hansen to bring a modern loft feel to the residences. Juul-Hansen’s acclaimed designs include 27 Wooster, the High Line 23 and the Two Ten West 77. It was the latter that prompted Nguyen to begin working with him. It seems like it was a smart choice too.

“This is a building that is meant to last,” said Juul-Hansen Robb Report in an email.

The exterior, for example, was crafted from sustainably produced limestone imported from German stone manufacturer Franken-Schotter. The material was chosen as an ode to the region’s collection of limestone clad Beaux-Arts structures. Windows and decks are also visible from the exterior of 96+Broadway and collectively create a grid pattern accented by burnished bronze framing.

Inside, the lobby features 20-foot ceilings and oversized casement windows. The centerpiece, however, is the reception desk, which was hewn from a single block of travertine. Nguyen said the veins of other limestone cuts used in the lobby were meticulously matched to the reception desk to provide continuity.

The open-plan residences are full of organic materials, such as white oak floors and bronze balusters. Each kitchen features solid oak cabinets and drawers, as well as earthy quartzite countertops. Bathrooms, meanwhile, feature heated herringbone marble floors and marble accents. Of course, you can expect all the mod cons, like a Waterworks tub in the bathroom and Sub-Zero Wolf appliances in the kitchen.

The amenities definitely add to the wow factor of the building. For starters, there’s a massive 75-foot saltwater pool in the basement that’s surrounded by gleaming travertine floors. There is also a fully equipped fitness center on this level, which rivals your local Equinox with a pilates room and a multipurpose squash/basketball court. Nearby, a sunken terrace with lush landscaping is the perfect place for aperitifs.

Other highlights include a children’s playroom and an entertainment lounge with all types of children’s play systems. Additionally, the roof terrace offers an open-air cinema with comfortable seating and an outdoor kitchen with side tables. As you’d expect, the rooftop also offers stunning views of the New York skyline and the Hudson River.

A stone’s throw from popular attractions, such as the Beacon Theater and Jacob’s Pickles, the tower showcases the best of the Big Apple. He did, however, come at a tumultuous time in real estate.

“I can’t predict the future of New York, I can’t predict the future of the markets,” Nguyen adds. “What I would say is this: I think nice buildings, nice apartments, there’s always a demand for that, right?”
