A work that involved a diverse team, which lasted more than 5 years, to relaunch the Droogbak, a neo-Renaissance building in the center of Amsterdam. Designed in 1884 as the headquarters of the Hollandse IJzeren Spoorweg Maatschappij (Dutch Railway Company), the building has had several users and already underwent a major restoration twenty years ago.
As the task force explains in its joint press release, the intervention aims to “respectfully adapting the building to meet the needs of the contemporary working environment; not only through physical interventions, for example by modernizing the indoor climate and acoustics, but above all by enabling a new way of working, in which encounters informal and social interaction take center stage.”

The central courtyard of Droogbak having been covered and transformed into a library during the previous restoration, the architects of the KCAP workshop decided to reactivate this space. The bright and glazed atrium was therefore designed as a crucial node in the new layout of the building, as a dynamic and lively place for meeting, interaction and exchange. The addition of new stairs that provide access to the upper floors and the restaurant in the basement play an important role in this. The building’s bay windows and balconies, facing inwards, reinforce the visual relationships between the floors and with the atrium. “The atrium is the heart of Droogbak and serves as a ‘starting point’ for the transformation concept, both literally and figuratively. It offers a new dynamic and a new way of working, respecting the historic architecture”, Explain Irma van Oortpartner at KCAP. “A perfect fusion of past and present”.

In this sense, the creation of a sculptural spiral staircase anodized aluminum serves as a visual focal point within the atrium, a built addition that promotes social interaction among users of this iconic building housing the offices of law firm Clifford Chance. This staircase, which leads to the second floor, was in fact designed as a ideal place for informal meetings, while connecting a series of mini-hubs located on the interior facade of the building. These mini-hubs are essentially small extensions of the rooms with glass sky boxes that overlook the atrium. An architectural and structural gesture which, on the one hand, preserves the values of the historic and protected monument, while on the other hand transforming the existing building into a contemporary office, in line with the needs of users: more light, more ‘interaction.
In this direction, Fokkema & Partners’ the interior design offers a playful interpretation of the historic features of the building, creating a feeling of space, openness and intimacy. In addition, visual references to the Neo-Renaissance period, combined with a pronounced color palette, help transform the period rooms, with their original details, into a modern office environment. The top floor, with its original wooden rafters, is a real gem, having been cleared of partitions and organized into different “living areas”. The opening of this space reveals even more the quality of the monument, creating a panoramic view of the city. “Droogbak’s new interior offers a surprisingly contemporary user experience; an experience that has its roots in majestic architecture, but also offers new perspectives. Maximum effect has been achieved with minimum impact on the monumental interior”,explains Laura Atsma, partner at Fokkema & Partners.

CHARLESTON, SC (WCSC) – More commercial space and hundreds of apartments could soon see the light of day in the heart of downtown Charleston after the Charleston Board of Architectural Review gave design approval to a building project in mixed use.

The building, which could bring around 10,000 square feet of retail space and 200 apartments, is part of the planned development of five Courier Square buildings opposite the former Post and Courier headquarters on King Street near Line Street.

Christian Sottile, the lead architect for this building, which is one of many, said it had been in the works for about a decade.

“There will be retail businesses on the street front,” Sottile said. “It will have residential uses above the storefront, and those residential uses will face King Street. Some of them will overlook small gardens and walkways that are in the middle of the block.

As part of the zoning of the land, the building must either keep 20% of its apartments affordable or pay a comparable fee to the city’s affordable housing fund each year.

Sottile said the structure’s design was created with community input through workshops and inspired by the storefronts on King Street.

“It’s not just a presentation of an idea, but we’re actually working here,” Sottile said, “so we’re drawing and rejecting, testing, refining, trying new avenues, so think of it as a studio of open architecture.”

Charleston Historic Foundation Properties Director Justin Schwebler said the inclusion of preservation and community groups is rare in architecture.

“It is very important to create a sense of place that communities can be proud of in the architecture of the city,” he said. “That’s why we value historic buildings in our city because people feel that sense of place.”

Several neighbors said they weren’t surprised that a mixed-use building was planned on the lot, which is currently used as a parking lot.

Schwebler said Charleston is trying to regain the density it had at the turn of the 20th century.

“It’s going to be important to look at ways to increase density and increase livability in our community without necessarily having to create massive apartment buildings like this,” Schwebler said, “but if we’re going to live with large-scale apartment buildings and mixed-use facilities like this, I think this project was a success.

Sottile said they will take the rest of the year to review two more city reviews.

They hope to innovate next year, but the final construction cost has not been announced.

Over the past few weeks, Walmart has cracked down on gift card scams, working with the Department of Justice to return money to those scammed. Even with these efforts, fraud remains rampant and gift cards, in particular, pose a serious risk.

Walmart has taken a proactive approach, notifying authorities of suspicious transactions and leveraging a “victim-assisted consumer fraud program” that the company says is unique among retailers. Federal officials called Walmart’s actions “impressive.”

Often fraudsters pretend to be an authority, such as the Internal Revenue Service, the police or a hospital. They convince people that they owe money to the taxman and might “threaten” to throw someone in jail. Or the scammers might pretend to be hospital administrators, claiming that a loved one will die if the victim doesn’t pay. To make the payment, you are supposed to send gift cards.

Unfortunately, some people fall into the trap of high pressure tactics. Scammers frequently target the most vulnerable among us, including the elderly. Often fraudsters are looking for the names of relatives, such as grandchildren, which makes their lies seem real.

So why specifically gift cards? They are difficult to track and there are fewer protections for people who buy them. Once paid, it is difficult to get the money back and difficult to cancel the gift cards.

With banks and credit cards, it is often possible to reverse payments. Once the scammers have the gift cards in hand, they can sell them for cash, usually at a discount, or they can purchase products online.

So what can you do? It’s smart to show old people stories like this. Demonstrating that other people are being scammed raises awareness. Also, any time someone asks someone to pay in gift cards, it’s a massive red flag.

The Boys Presents: Devilish

Amazon Studios is looking to create franchises with its animation content and said while it could be flexible on rights, it would “prefer” exclusivity.

Speaking at the Annecy International Animation Film Festival in France, Melissa Wolfe, head of animation and family programming at Amazon’s Prime Video service, revealed that: “We’re looking for anything, under the sun and the moon, probably appeals to a 16-and-up audience right now.

Wolfe had no specific genre requests to share, but pointed to the success of existing animations on Prime Video such as The boys animated anthology spin-off The Boys Presents: Devilish and explained how Amazon would seek to make the most of its intellectual property.

“Our studio’s goal isn’t just to make unique series, put them together, and have them hang out on our service, it’s really about creating franchises, creating bigger worlds.”

Wolfe said a property can “branch out” from one series to other areas, through the entertainment and retail giant’s other services, such as Amazon Games, Twitch, Audible and the app. of Comixology comics.

“If you have a property or an idea that’s a graphic novel right now, that’s something incredibly exciting for us, because you have a visual story that you’ve already put together. Maybe Comixology would be excited about that in a certain way and then we could work with you to develop the story idea for a series.

Wolfe added that when it comes to rights, Amazon “can be flexible, but we prefer to have exclusivity.”

She explained: “It’s important for us to have exclusivity if we put 100% of the budget into it and if we develop it, produce it, we would like to have the worldwide rights and the possibility of having that alive on our service. and not be anywhere else

“However, that being said, if there are producers who have funding from a broadcaster in the EU or elsewhere, if he has to live on a specific broadcaster as well as have a streaming window, we can consider that as an acquisition – or put those requirements into everything we do on the Amazon side.

(Marc Cortes / For The Times)

Corey Populus, 33, has always found beauty in the fluid, circular nature of not just LA fashion and streetwear, but life as well. There’s a freedom there, a freedom that Populus has tried to capture and redistribute through its brand and creative studio, Circulate. It’s a version of liberation he’s been chasing since he was a preteen on a skateboard in Leimert Park, then as a trainee-turned-staple at Fairfax, and later when he quit his job as a salesman. at Diamond Supply to become an entrepreneur on his own terms. .

Now Populus is giving the same feeling to others – by uplifting other black-owned LA brands and giving back to charities through Circulate Market or its educational initiatives through Circulate Arts. This Juneteenth, the designer is celebrating by doing what he does: circulating resources and threading his pals. “That’s what Circulate is,” says Populus. “A tool to convey a message, give back or create a community. This is the most important value. In this essay, narrated to Julissa James, Populus explains why Circulate is more than just t-shirts and why he hopes it can serve as a tool to liberate us.

I’ve been around the world and seen different things that will change your outlook on life. I think that’s why I love giving back to the community so much.

A person wearing a baseball cap, on-ear headphones, T-shirt and orange pants leans on a bicycle against a wall.

“Circulate is a tool for getting a message across, giving back or building a community,” says its creative director, Corey Populus. (Marc Cortes / For The Times)

The fact that I show children how to print a t-shirt or how to use this program can change a whole aspect of their life – they can be the next me, or whatever.

You know, they had to see that to become that.

Circulate is a tool to get a message across, give back or build a community. That’s the important value — circulating more than a T-shirt. [I got the concept] after researching the exact definition of “circulate”. It was “passing things from one person to another”.

[Take a] life of the garment. I’m wearing the shirt today, and I’ll give it to my little cousin a year later. Then he comes out and takes her to Goodwill. Now someone else is going to buy that shirt. He continues to live forever. And then another piece, I was like, “I can get any kind of message out there that I want.”

I always make sure to share my friends’ stuff; they do the same thing. This is how we continue to dominate spaces: by sharing resources and talking about each other when we are not in the same room. Any opportunity I can return in any way, that’s usually what I try to do.

Everyone thinks they can run a brand, but when you’re really thrown into the fire, it’s not just about printing hoodies and t-shirts and putting a picture on Instagram. It’s not always glitz and glamour. But I wouldn’t change it for the world.

Populus says his brand is bigger than just t-shirts. It is a movement.

Populus says his brand is bigger than just t-shirts. It is a movement. (Marc Cortes/For the time)

I was at a tipping point just before the pandemic. I thought to myself, “My brand is actually starting to gain momentum. I will be next. Then the pandemic hit. I was selling Circulate to PacSun since we started. [Then] they had to close a bunch of stores and cancel my order. As the pandemic slowly began to fade and all the protests unfolded, I was making shirts and graphics relevant to the uprising. PacSun reached out to me and said, “Yo, we’re about to start opening stores again. We would love to get a product. I was like, “Yeah, but I have this really cool idea.”

During this period, everyone was saying, “Support black businesses! Yada yada. All of these online publications were compiling these lists: “Here are 10 black marks you should know about. It was the same people every time. (Not to belittle these people because a lot of them are my friends.) But I’m like, “Yo, there’s a ton of brands here that are black-owned and doing great things. They’re leaving us out.”

This sparked Circulate Market – I wanted to highlight black-owned brands I love and give them the spotlight, because I was tired of seeing the same usual suspects. PacSun has a great platform, so I said to them, “Can we add a charity component to it? That each brand come and choose a charity that resonates with it? They were great on board. I have to choose Kacey Lynch from Bricks & Wood, Anwar Carrots and all my very close friends. We did a pop-up store in downtown LA and also in New York. We made a charity shirt. It was amazing and it was really organic.

This Juneteenth, the creator is celebrating by circulating resources and donning his homies.

This Juneteenth, the creator is celebrating by circulating resources and donning his homies. (Marc Cortes/For the time)

That was the whole premise: I wanted to share my resources with my friends. And then we also shared our resources with different charities. Now I do Circulate Market every year. With the last one I just made I selected some new brands and we did a charity shirt – a collaboration with the organization Clean Up South Central by Dime Jones – to help rebuild a computer lab at the Bret Harte Preparatory Middleschool.

I try to have different pillars of Circulate. Circulate Arts is more about cultural things and telling a story – I just did an NFL collaboration, a jersey on Kenny Washington, the first black football player to sign an NFL contract. He’s from LA, went to UCLA. Then there’s ReCirculate – it’s all about sustainability and helping the Earth. I’m going to do this again in September. Then there’s another track from Circulate called Circulations, which is all music and jazz – I made this really cool shirt with a chart of the evolution of African American music.

“15-year-old Corey would trip over the Corey that I am now,” Populus says. “I get to be myself.” (Marc Cortes/For the time)

15-year-old Corey would trip over the Corey that I am now. Being able to wake up when I want, walk when I want, move freely, have financial freedom. You know what I mean?

I get to be myself.

This story originally appeared in the Los Angeles Times.

Plans have been tabled for a 22-storey building, which would house nearly 200 homes as part of Salford Central’s £1billion regeneration.

The English Cities Fund (ECF) has submitted a planning application to Salford City Council to advance a new phase of new homes in New Bailey.

Designed by Hawkins Brown, the building would provide 196 additional homes with spectacular city and waterfront views.

Residents would benefit from full management and concierge services, and expansive amenity spaces on the ground and 22nd floors. This would include a private gym and fitness studio, shared workspaces and common relaxation areas with views of the River Irwell.

Attached to the building is Novella, a 211-unit development by ECF, where the first buyers will move into in August this year. About 50 percent of the houses in the program were sold before the building was completed.

The latest home buying assistance is available for first-time buyers.

Max Bentham, Senior Development Manager at ECF, said: “We are delighted with the progress in sales at Novella and are delighted to submit planning for the next phase of the homes in Salford Central.

“We’ve worked hard to transform this area of the city for nearly two decades, providing a choice of homes, fantastic workspaces, public spaces and amenities, bringing investment, new jobs and communities , to deliver real benefits to the people of the city.”

If the project receives a planning agreement, it should start on site in the first quarter of 2023.

Salford Central is presented by ECF, a joint venture between the National Regeneration Society, Muse, Legal & General and Homes England.

The joint venture partnership is currently working on urban regeneration projects across the UK and is also proposing the transformation of the £2.5 billion, 240 acre Salford Crescent.

Leikir Studio has announced a brand new city building survival game, Synergy, during the PC Gaming Show.

In Synergy, players will inhabit the wastelands of a hostile planet following an apocalyptic event on earth. As usual for the genre, Synergy revolves around resource building, expansion, and citizen security.

Food, clean water, and clean air all need to be considered, as does sunlight and shade due to the planet’s minimal atmosphere. There is also Hope, a resource that can be acquired by honoring social pacts such as the supply of drinking water or education. Players can send citizens on expeditions to acquire mysterious tablets detailing the secrets of the planet. These are considered very valuable and can also inspire hope.

The player will have to take into account elements such as the distribution of living spaces, pedestrian zones, meeting places and the balance between the production of resources and personal life to ensure happiness.

Leikir Studio talks about the current state of the world, with noise, stress and pollution becoming daily occurrences with our modes of transportation, and how the game characters will reflect on this while building a new civilization; “In Synergy, no question of repeating these mistakes. The player must think about how to build a city by removing the paradigm of the car, he must think about people, their well-being but also their environment.

Synergy. Credit: Leikir Studio

Whereas Synergy does not have a current release date, it is now wishlisted on Steam.

In other news, The Stealth Horror Shooter Darkwood has a release date. On top of that, from a revealed campaign for Call of Duty Modern Warfare 2 to a slew of indie games revealed during Day Of The Devs 2022, it’s been a busy week for in-game announcements. MEMPHIS, Tenn. (WMC) – A new plan could bring the magic back to the Majestic.

In its heyday, the Majestic was a massive 20-screen movie theater in the heart of Hickory Hill. Today, unable to survive the pandemic, it sits vacant, like so many other storefronts and businesses in the southeast Memphis community. But that is about to change.

The first major plan to transform it, announced last year, failed. But now there is a new vision for the old Malco Theater.

Gestalt Community Schools just purchased the 80,000 square foot facility and surrounding 17 acres for $2.5 million.

Hickory Hill resident Kimberly Brown told Action News 5 she was ready to see the revitalization.

“I think it’s a good thing. At least it’s just not sitting there empty,” she said. “There are a lot of empty buildings around here that things move into and eventually move out to.”

Gestalt currently operates five schools in Memphis. The plan is to move its Power Center Academy K-8 students, who currently go to school down the road in buildings that the Gestalt has also purchased and renovated, to the renovated Majestic building. Gestalt CEO Yetta Lewis says, “We believe that school-community partnership is essential for a thriving education system.

Ideas for the Majestic space include an urban farm, fine arts center, green spaces for sports, fitness area and affordable housing.

You may recall that last July, MVP3 Entertainment Group planned a $50 million makeover that would turn the theater into movie sound stages, a recording studio, a restaurant and a hotel. But funding for the deal fell through.

Gestalt is teaming up with Gill Properties and Pinnacle Financial Partners on their Majestic project.

“Hickory Hill is a thriving community with a rich history, strong community partners and great opportunities. One of Gestalt’s top priorities,” said CEO Lewis, “is to rebuild and revitalize the communities where our scholars live, learn and play. This broadens our impact.

Words of welcome for Kimberly Brown, whose daughter Graceland will be of school age before she knows it.

“She’s 3, so she’s got some time,” Brown said. “But it’s good for families with children. There are several charter schools in the area. I know when it comes to my friends who have kids, charter schools are a bit more desirable, less crowded, with smaller classrooms. Hopefully they can get one-on-one instruction with smaller groups.

There is no word on when construction is supposed to begin. But over the next two months, the Gestalt plans to hold town hall meetings to determine what Hickory Hill residents need and want in their community.
